In addition, once the square footage is determined, as your representative during the lease negotiations, we can guild the “work letter” offered by the landlord to accommodate the actual physical needs of your future facility as opposed to a generic design. This permits our clients to fully utilize the “work letter” instead of “leaving on the table” monetary valuable build out provisions.
Construction Management
When a large construction project or a construction project that has an unusual short time schedule is planned, professional construction management services should be considered. This service relieves you of the necessity of meeting with the general contractor on a weekly basis. It also allows for the ordering of long lead items without additional costs being incurred by the sub contractors that would then be passed along to the owner. With construction management a shorter construction schedule can be easily accommodated.
Art Selection
Art is completely subjective, however an art program can be created for the employees to select from. The selections offers can be collected based on the philosophy of the company and the budget allotted to the art program.
Move Coordination
Some companies do not have the personnel to arrange for their move to their new offices. There are also technical issues that must be coordinated such as the change over of the telephone system and computer networks. We coordinate the moving company with the information technology personnel as well as your scheduling personnel to create a seamless transition to your new space.
Community Coordination
In many communities prior to receiving approval for a project, presentations must be made to community groups and notification made to residences in the surrounding area. A project’s impact on the surrounding community must be analyzed. In some cases a full environmental impact statement must be prepared. We approach these tasks from an honest and humble position when presenting to community groups.
Americas with Disabilities Act Compliance
Compliance with the Americans with Disabilities Act does not mean that all you have to do is add a ramp to the front of your building. The entire working environment as well as the path of travel for visitors must be reviewed so that the proper administrative rules can be put into effect to ensure that all disabilities can be overcome in your facility.
We have been retained as consultants for Towns and Villages since the creation of the American with Disabilities Act and some Towns have won National Awards for the implementation of our recommendation.
